Villa Malibu is situated in a privileged hilltop location, one of the most exclusive residential areas close to Sitges town. The charm of this area is that it offers a sense of space and tranquility, yet is only 3 minute drive or 20-minute walk (some bikes are also available at the villa for guest use) from the bustling centre of Sitges with its cafes, restaurants, bars, boutique shopping, beaches and other attractions.
There are several good restaurants and bars within easy reach of the villa, as well as tennis courts, a gymnasium, two public swimming pools and other sports facilities, including a riding stables, close by.
Set over three levels of 250 m2, this vast five bedroom & bathroom villa is ideal for a family group sleeping 7-12 guests. It offers the ultimate in contemporary luxury with spacious chillout zones and two stunning feature pools with outdoor jacuzzi and bathroom.

It has several unusual design details such as a large glass-faced fireplace (visible from the moment you enter the villa) an internal lift accessing all floors from the basement garage, an outdoor Jacuzzi, outdoor concealed bathroom, moveable door/walls, open industrial staircase, full glass frontal in the Master Bedroom, and high levels of security within the villa.
Sun-drenched terraces and chillout areas with a lawn and lush planting provide plenty of space for sunbathing, al-fresco dining or relaxing, while glass garden walls to the sea ensure uninterrupted views.

GROUND FLOOR
The entrance leads into a spacious and bright hallway. A door to the left leads into the open plan living/dining area and luxury kitchen. Spacious and full of light in cool, neutral tones, an interesting design option allows you to move the walls and close off parts of the living areas for more intimacy. The alternative, which most people prefer, is the airy spaciousness of open plan living.
The living room with plasma TV & beautiful glass fireplace is comfortable with a distinctly modern style including low level sofas and ambient lighting and coffee table with terrace doors.
The interior dining zone, seating six people, sits to the back of the villa with easy access to the back of the kitchen and an interior garden with lush tropical planting.
The spacious kitchen is partly open plan from the living area, with a feature wall in warm wood. Fully-equipped as expected with high quality appliances, the sleek, white gloss design has an uncluttered look with touch-open cabinets and a glass breakfast bar seating seven people ideal for informal dining and socialising.
Adjacent to the kitchen is a playroom (easily adapted for use as an extra bedroom) with ensuite bathroom.
The open plan lounge and kitchen have full length glass doors leading onto a beautiful long terrace with access to outdoor living areas: pool, alfresco dining, chillout bar area and seating area providing the all-important Mediterranean indoor/outdoor lifestyle, with a dining table seating 10 guests, BBQ, plus a practical outdoor bathroom with shower and WC.

Bedroom 1 – 1st floor – master with spectacular ensuite full bathroom. Adjacent dressing room with fitted wardrobes (with space for an extra kids bed if required). Access to terrace with sea-facing views. TVs in both bedroom & dressing room areas.

Bedroom 3 – 1st floor – twin with nested beds.
Bedroom 4 – 2nd floor – double with bathroom. Access to huge terrace with chillout zones & sea views over Sitges.
Bedroom 5 – ground floor- playroom can be adapted as extra bedroom with twin beds.
BATHROOMS
Bathroom 1 – 1st floor – Master ensuite, free-standing bath, large walk-in shower, washbasin, toilet, bidet.
Bathroom 2 – 1st floor – ensuite with shower, bidet, washbasin, toilet.
Bathroom 3 – 1st floor – family bathroom with walk-in shower, toilet, bidet & double vanity unit.
Bathroom 4 – ground floor – ensuite to playroom with shower, washbasin & toilet.
Bathroom 5 – ground floor – outdoor bathroom near pool with shower, sink & toilet.
There is also an additional toilet located near the living room.
TOP FLOOR
On the top floor is an open plan study with comfortable sofa bed, plus an additional double bedroom with bathroom. There is access to a huge terrace with lovely chillout zones and stunning views of the sea, mountains and over Sitges – a wonderful area for socialising and enjoying spectacular sunsets with a drink.
BASEMENT
Large enclosed garage with internal lift to all floors. It includes space for 2-3 cars, table tennis, basketball ring and general recreational space ideal for a kids play area.
EXTERIOR
All the exteriors are easily accessed from the kitchen and living areas. Predominantly overlooking the pool area, the terraces offer an alfresco dining area, BBQ, outdoor bar/salon and chillout spaces for sunbathing and relaxing with outdoor rugs and comfortable lounging cushions, lawned area, sunbeds and parasols with mature palm trees.
Private pool: 9m x 3m, L-shaped with shallow steps leading in, so ideal for children.

Garden: A lovely flat lawn area next to the pool for relaxing with sun beds and lounging cushions.
A beautiful tropical garden at the back of the house provides another area for private relaxation.
